Vedic Village spans 215+ acres, featuring 180 home lots, an 18-bed farm resort, and approximately 150 acres of organic farms and natural green spaces dedicated to agriculture, recreation, and conservation.

What does “Vedic” mean, and how old is Vedic wisdom?

The term Vedic refers to a body of timeless wisdom that originated over five thousand years ago in ancient India, based on the Vedas, one of the world’s oldest known texts. Vedic principles emphasize living in harmony with nature, personal well being, community togetherness, higher consciousness and a sustainable lifestyle.

Although ancient in origin, many Vedic concepts such as meditation, plant-based nutrition, circadian living, yoga and regenerative agriculture are now being supported by modern science. At Vedic Village, these principles are applied in a practical, inclusive and non-religious way to promote physical health, mental peace, ecological sustainability and a sense of community belonging.

Benefits offered to lot owners include:

How did Sustaino’s vision come to life?

The idea for Sustaino was born out of the founder’s 20-year passion for creating integrated communities that combine sustainable living with a sense of belonging. Initially envisioned as a farm resort project in Tirupati, India, the concept faced logistical challenges and setbacks. Determined to bring this dream to life, the founders, Neeraja and Prakash, reimagined the vision for the U.S. market, combining farm resort with modern ranch homes.

What are the benefits of living in Vedic Village?

Residents enjoy farm-to-table living, shared community experiences, health-oriented lifestyle design, lower-stress living, and a deep sense of belonging. Daily access to nature, organic food, cattle, temple space, and wellness-oriented activities enables balanced and joyful living.

Who maintains the farm, cattle, and community kitchen?

Sustaino® has a dedicated farm team that manages the cattle, greenhouse, orchards, and community kitchen. The HOA will have representation on the Farm Resort board, allowing homeowners to participate in and influence key decisions related to farm-resort operations.

How many meals per day are available in the community kitchen?

The community kitchen provides 3 fresh, home-style meals per day. In addition, residents enjoy mid-morning coffee and evening snacks with tea as part of the daily community offering.

Meal plans are optional, and residents can choose daily, weekly, or monthly options. Volunteers who help on the farm or in the kitchen may also earn meal credits that can be applied toward these meals.

What kind of cuisine is served in the community kitchen?

The community kitchen is fully vegetarian, offering a diverse menu inspired by both South Indian and North Indian traditions to ensure a wide variety of flavors for every taste.
A weekly meal plan is published in advance, and residents are encouraged to share recommendations, preferences, and ratings so the menu can continuously evolve based on community feedback.

What is the price of a home?

What is the estimated HOA?

The Homeowners Association (HOA) fees will commence after the closing of the lot or home and are estimated to range from $40 to $60 per month.

Do Vedic Village Farm Resort arrange concierge services for residents

Yes. Vedic Village will offer optional concierge services through the on site farm resort team to make day to day living simpler and stress free.

These services include:

  • Lawn mowing and basic landscape upkeep
  • Plumbing and electrical repair coordination
  • Home check ins when you travel
  • Maid service, handyman service and other vetted service providers
  • Coordinating deliveries, returns and warranty follow ups
  • Helping secure trusted vendors and supervising work at your home
  • Car rentals on request
  • Airport, hospital and downtown drop and pickup services
  • Occasional bus tours and local tourism trips
  • Organized travel to major world religious sites and guided pilgrimage experiences

In most HOA communities, the HOA only sends a notice to the resident if something needs attention. The resident is then responsible for finding a contractor, vetting them, requesting quotes, being available while the repair is done, handling returns, and managing warranty issues.

At Vedic Village, the resort concierge team will take over all these tasks for you, providing a peaceful and effortless living experience for every resident.

Would Sustaino build the home or only develop the layout?

Sustaino’s main objective is to design layouts and incorporate sustainability features. We began with land development, sold a few lots, and, starting in mid-2024, began building homes as well.

Who are the Partners of Sustaino, and how is the Vedic Village project being executed?

Sustaino partnered with leading local civil engineers, surveyors, and soil experts to successfully navigate the approval processes. These efforts culminated in Guilford County’s approval of the first integrated life community in 2022 and Forsyth County’s approval of the Vedic Village project in 2023.

With these critical milestones in place, Sustaino began offering lots and homes directly to families who share its vision for sustainable and community-focused living. By welcoming like-minded individuals into the community, Sustaino has created a partnership model where each homeowner becomes an integral part of building a thriving, eco-friendly neighborhood.

What is the current project status of Vedic Village?

The project received approval from the Forsyth County Planning Board in September 2023. Since then, all major pre construction assessments have been successfully completed, including the Soil Analysis, Wetland Assessment, Boundary Survey, and Traffic Impact Analysis.

Land clearing through forest mulching has been completed for Phases 1, 2, 3, and 7.

Road construction in Phase 1 began in August 2025 and is expected to be completed by January 2026. Home construction will begin immediately thereafter, with the first homes projected to be completed and closed in mid 2026.

What is the down payment and refund policy?

You can reserve a home with a $1,000 fully refundable deposit. This gives you 2 weeks for due-diligence and access to all legal documentation.

Once you confirm your decision, we proceed to the sale agreement. A 20% down payment is required at that stage, and it can be split into two payments of 10% each if needed.

If your plans change, the $1,000 reservation deposit is refunded immediately, no questions asked.

How much of the open space will remain undeveloped?

At least 70% of the land will remain green space, consisting of pastures, orchards, gardens, barns, walking trails, and other eco-friendly agricultural areas.

Is the farm and infrastructure guaranteed?

Yes. The farm, greenhouse, gardens, orchard, cattle, and community kitchen are part of our Integrated Life model and will be fully developed independently of home sales.

What are the exit criteria? Are there any penalties?

Sustaino’s Integrated Life and Vedic Village are distinctive communities, designed with buyer confidence and comfort in mind. The exit criteria are straightforward: if a buyer wishes to exit after signing the sale agreement, they are entitled to a 100% refund of all payments made, minus administrative and legal fees. Please refer to the addendum in the sale agreement for more details.

How will food and meals be provided?

The community kitchen prepares fresh meals using produce from our farms and greenhouse. There is a monthly meal plan option, and residents may also volunteer at the farm to earn credits that can be used toward meals.

Is this community suitable for all religions and backgrounds?

Absolutely. Vedic Village is non-religious and inclusive. Our values focus on health, harmony, sustainability, and community living, welcoming residents of all backgrounds.

How is Sustaino different from other developers?

Sustaino LLC is a North Carolina-based community developer that specializes in self-sustaining and earth-friendly communities. We are dedicated to developing and following a pattern where consumption integrates with production to reduce carbon footprint.

Who will be responsible for managing the property?

Vedic Village LLC, a subsidiary of Sustaino LLC, will manage the farm resort including gardens, community kitchen, barn, and greenhouse operations. It will collaborate with various local vendors, residents, interns, volunteers, and neighbors to upkeep the property. The temple, heated pool, Active Open spaces shall be transitioned to the HOA. The HOA and Vedic Village LLC will co-exist to manage the overall property.

Is there an age limit or race restrictions to join the community?

Sustaino’s communities are designed for 45+ age group. However, we welcome all age groups and races.

How do Sustaino’s communities achieve carbon neutrality?

Sustaino’s communities achieve carbon neutrality through a multifaceted approach that integrates sustainable practices at every level. Key strategies include:

Integrated Life Features: The inclusion of on-site agriculture, orchards, floriculture, and pasture fields reduces emissions by minimizing the need for transportation and packaging, promoting local and self-sufficient food systems.

Renewable Energy and Waste Management: Communities harness renewable energy sources and prioritize efficient waste utilization, significantly lowering their carbon footprint.

Greenbelt and Buffer Zones: To offset any remaining emissions, the community is enriched with high oxygen-yielding trees in a 30- to 100-foot greenbelt. Additionally, a 100-foot buffer zone along the freshwater stream further enhances carbon sequestration and preserves biodiversity.

By combining these efforts, Sustaino creates eco-friendly living environments that are not only carbon neutral but also foster a harmonious balance with nature.

What kind of utilities does the developer provide?

Sustaino provides a home with water, sewer, and electricity. Offsite water wells and septic systems alleviate the burden on individual lot owners. Energy will be produced through renewable resources such as solar and bio-gas.

What if I have family or friends that want to visit?

Guest rooms will be located within the community center for visitors to stay and experience the integrated lifestyle.

How can I get involved in the community?
What can credits be used for?

Credits can be exchanged for cooked meals or fresh produce. The credits are transferable and can be sold for cash.

What kind of animals will be within the community?

The community will feature cows, goats, and chickens housed in the barn quarters. Additionally, a few peacocks, horses, and donkeys will be included to enhance the environment and create a safe, serene space for residents.

What crops and produce will be grown within the community?

The property is located in hardiness zone 7b, and we will cultivate a variety of fruits, vegetables, and berries that are naturally suited to this climate.

What features will be in the homes to make them sustainable?

Sustaino homes are designed to harness renewable energy and minimize environmental impact. Roof-mounted solar panels and biogas systems provide clean, sustainable energy, while community-level water and septic systems support efficient resource management. The homes’ biophilic design fosters a strong connection to nature, promoting well-being and harmony with the environment.

Energy efficiency is at the heart of every Sustaino home. High-performance HVAC systems, superior insulation, Energy Star-certified appliances, LED lighting, and advanced windows ensure minimal energy consumption. Sustainable, locally sourced materials, such as bamboo are used extensively, while plastics and harmful chemicals are minimized to enhance indoor air quality.

Every element of a Sustaino home is thoughtfully crafted to create eco-friendly, durable, and comfortable living spaces that reflect our commitment to sustainability, health, and long-term well-being.

How will self-sustaining operations be continued throughout the winter months?

A greenhouse within the community will be used to grow essential food during the winter months. Variety of root vegetate can grow in winter months as well.

Can I rent out the house in Vedic Village

Yes. Long-term rentals are allowed with a minimum lease term of 6 months. Short-term rentals (Airbnb, VRBO, etc.) are not allowed.

What is the difference between the Integrated Life and Vedic Village Communities?

In a nutshell, both Integrated Life and Vedic Village are founded on the same philosophy. Everything available at Integrated Life will also be offered at Vedic Village on a much larger scale. Additionally, Vedic Village will include a separate farm resort (not part of the HOA) featuring the Veda Narayana Swamy Temple and a pure vegetarian community kitchen.
Note: Residents are free to cook and eat according to their personal dietary preferences within their own homes.

Are there architectural guidelines?

Yes. Vedic Village follows a cohesive architectural theme based on natural materials, sustainable design, and traditional farmhouse and Manduva influences. Exterior elevations require prior approval to maintain harmony and quality.

What will Phase 1 residents experience while facilities are still being developed?

Phase 1 residents will receive the full Integrated Life experience from day one, even while some facilities continue to develop. We will operate a temporary community kitchen, along with early access to farming areas, gardens, cattle, and wellness amenities.
As each permanent facility is completed, residents will transition smoothly into the full set of amenities without any disruption.

How is trash and waste handled?

We follow a zero-waste and circular-economy approach built around the principles of reduce, reuse, and recycle within the community.

Organic waste is composted or converted into biogas, and recyclables are processed locally.

We will also have a RRR Lab, where residents can drop off unused items. Other community members who enjoy repairing or repurposing things can help fix them, reuse them, or salvage parts for future use.

Any remaining non-recyclable waste will be handled through county services.

Can I participate in farming activities?

Yes. Residents can join seasonal farming programs, volunteer in the garden, help with harvesting, or participate in workshops. Volunteers earn meal credits or fresh-produce credits.

Will there be events and social programs?

Yes. We host seasonal festivals, wellness classes, farm tours, kids camps, and community dinners to help build meaningful connections among residents.

Is financing assistance available?

What is the expected construction timeline?

Home construction begins in 2026, with the first homes estimated to be ready by mid-2026. Each home typically takes 8 to 10 months from groundbreaking to completion.
