Vedic Village EB-5 Investment Opportunity
Hello, I am Prakash Buchireddy, Founder and CEO of Sustaino®, the sponsor of Vedic Village in North Carolina.
Vedic Village is our second community project in North Carolina. It is planned as a 180 single-family detached home community with an 18-bedroom farm resort, organic farms, orchards, pastures, walking trails, wellness spaces, and more than 150 acres of open natural space.

Project Progress
We acquired the land in 2021 and worked closely with Forsyth County to obtain master plan approval in 2023. We have also received engineering approvals for Phase 1 infrastructure development.
As of Q1 2026, we have substantially completed grading and are currently working on water, utility connections, and related infrastructure. We plan to begin home construction in Q4 2026.
Project Investment & Funding
The overall project value is approximately $75 million. Sustaino and its affiliates have committed approximately $3.5 million in equity to the project.
We are now seeking approximately $8.8 million in EB-5 debt investment to support project infrastructure, homes, farms, and resort-related development. The remaining project funding is expected to come primarily from individual homebuyer construction loans that convert into mortgages.
As of now, the project has approximately 50 existing homebuyer contracts and deposits in place.
The project is estimated to create approximately 378 jobs, providing a significant job creation cushion for EB-5 investors, based on the current economic analysis.
EB-5 Investment & Return of Capital
Our goal is not to hold EB-5 funds beyond the required USCIS sustainment period. Once investors have satisfied applicable EB-5 requirements and are eligible for return of capital, we intend to return the investment along with the planned 2% annual interest, subject to the offering documents, EB-5 requirements, project performance, and applicable law.
We believe Vedic Village offers more than a pathway to a U.S. green card. It is a meaningful, community-driven project focused on sustainable living, organic farming, wellness, family, and long-term value creation.

The project is TEA qualified with an $800,000 EB-5 investment amount.
